The Time Drain of Fire Door Inspection Reports. Fire Door Inspections are crucial for maintaining safety standards in buildings, but the process of creating comprehensive reports can often become a time-consuming process. Several challenges contribute to this issue, each demanding careful attention and innovative solutions.

Data Collection Complexity. One of the primary challenges faced by Fire Door Inspectors is the complexity of data collection during site surveys. From documenting Fire Door conditions to noting potential hazards, gathering accurate and detailed information can be a time-intensive task.

What's the difference between the Lite Version and Standard Version of the Fire Door App?

The Lite Fire Door App is more for those users on a cheaper budget doing small HMO fire door inspections. The Lite version uses a simple 11 item checklist. It does not have the features of detailed door specifications (for BMTRADA), detailed compliance statements, detailed non-compliance statements, or the ability to use the costed works add-on.

Are Fire Door Inspections a Legal Requirement?

Article 17 of the Regulatory Reform (Fire Safety) Order 2005 (RRO/FSO) makes it a legal requirement to ensure that fire resisting doors and escape doors are correctly installed and adequately maintained in order for them to be fit for purpose.

The responsible person in the premises should carry out regular checks of the fire doors, although this checking is often delegated to a qualified fire door inspector.

Currently there is no specific legal requirement to check fire doors at certain intervals, although this may change in the future, depending on Government legislation.

Although, If a fire door looks damaged or faulty it's advisable to ask a competent person to check your doors every six months to ensure they're in good working order.

Do fire doors need certification?

Yes, fire doors in the UK, especially those in non-domestic or multi-story buildings, require certification to meet fire safety regulations. This ensures they can withstand fire for a specific period and contribute to safe evacuation during a fire.

How much does a fire door inspection cost?

The cost of a fire door inspection in the UK typically ranges from £15 to £45 per door, with discounts available for larger properties. For commercial buildings with many fire doors, a comprehensive inspection program can cost between £500 and £2,000. The exact price depends on factors like the number of doors, building type, and location.

What is the recommended frequency of fire door inspections?

In the UK, fire door inspectors play a crucial role in ensuring safety. They should inspect fire doors at least every six months for proper operation and compliance with safety standards.

However, the inspection frequency varies based on the building type. For instance, some buildings, particularly multi-occupied residential buildings with storeys over 11 metres in height, must conduct quarterly checks of fire doors in common areas. (Ref: HSE Consulting )

For high-traffic areas or those with frequent use, more frequent inspections, including weekly or monthly, may be necessary. Failure to adhere to these guidelines could potentially increase fire risk.

What can happen if fire doors aren't inspected regularly?

Neglecting fire door inspections can lead to severe consequences. Damaged seals, warped frames, or failed closers can make doors ineffective in containing fire and smoke. This increases evacuation risk and may result in legal action, especially if the building is subject to the Regulatory Reform (Fire Safety) Order 2005 or the Fire Safety (England) Regulations 2022. In serious breaches, responsible persons could face prosecution.
