Discover how to speed up building inspections using a fire risk assessment template. Ensure full compliance with the Regulatory Reform Order and Fire Safety Act.
Fully Customisable No Lock In Human Support
If you try to create a fire risk assessment (FRA) from scratch, you might find yourself spending more time wrestling with a Word document than actually inspecting the building.
A good template helps you handle everything from a small shop to a large block of flats using the UK's PAS 79 methodology as a guide, providing a structured, legally defensible framework.
Introduction & Premises Details: Includes details about the building, its construction, cladding, and the duty-holder’s name. While it may seem like paperwork, it protects you legally if the fire authority carries out an inspection.
Hazards & Safety Measures: Lists possible ignition sources, identifies who might be at risk (such as people sleeping or those with mobility issues), and describes the safety measures in place, such as fire doors and escape routes.
Action Plan & Review: Explains the main actions required, who is responsible for each task, target completion dates, and when the assessment should be reviewed.
Regulatory Reform (Fire Safety) Order 2005: States that anyone in charge of a non-domestic or multi-occupied building must ensure a "suitable and sufficient" FRA is in place. If the situation becomes complicated, it is best not to guess and instead seek professional assistance.
Fire Safety Act 2021: Requires that when assessing residential blocks, you must consider the external walls, cladding, balconies, and flat entrance doors.
You don’t need fancy software to assess risks. A simple grid that rates likelihood and severity (such as a 3x3 or 5x5 matrix) is enough.
If scores are low, monitor those items and address them at your next review. If scores are high, act right away or set clear deadlines to resolve the issues. The goal isn’t just to make a colourful chart—what really matters is removing the hazards.
Commercial Spaces: For offices and shops, focus on stockrooms, customer flow, and electrical safety.
Residential & Landlord Properties: Pay close attention to shared escape routes, compartmentation, and individual flat entrance doors.
Complex or High-Risk Buildings: If a building includes sleeping accommodation (HMOs, hotels, care homes), vulnerable residents, complex layouts, or high-risk processes, it is best to hire a professional inspector. Costs typically range from £200 to £350 for a small office, but complex sites require specialist expertise.
Free PDF templates from the HSE work well for small, low-risk areas. However, professional assessors often prefer digital survey tools like PocketSurvey to capture notes on site and eliminate tedious paperwork.
